The importance of blogging was also touched upon - having a blog and writing posts is simply not enough to have an effective web presence. You should stay focused on a particular blog topic (i.e., you may be a realtor specializing in Newton Real Estate) - and after you have identified this niche, it's important to interact with your online community: read other blogs in your niche, add comments, and respond to comments on your blog posts.

Logic Classroom from 6.8.10: Keeping Up with Facebook

Thank you to everyone who attended our last Logic Classroom on June 8th.

We discussed Facebook Fan Pages; what they are, why they're good for business, how to create one, and how to get people to 'Like' your page (aka 'Become a Fan').  We covered the brand new changes to Facebook Privacy Settings (yes, they changed AGAIN); how create 'Friend Lists' to categories the types of people you associate with on Facebook (friends, family, clients, etc.) and how to completely customize who sees what on your profile utilizing these lists.  Once your employees view this slideshow, they will know how to protect their privacy and be more willing to 'Like' the company Fan Page and interact with it.  This presentation was designed with businesses in mind, but is valuable to anyone with a Facebook profile!

Tri State Realty Group launches new site on Boston Logic’s Sequoia Platform!

Tri State Realty Group had Boston Logic design a custom Sequoia platform site for their new web presence - adding a unique look and feel as well a few great new optional features we've created.

Adding to the already robust rental property search functionality built into the Sequoia platform, Tri State Realty Group opted to employ a customized graphical search map. This feature allows users to click on the areas of the map they wish to search, select a few quick parameters and get fast, accurate search results tailored to their specific needs. The tool can be customized to suit any desired range of locations and themed to match the style of your site.

In addition, Tri State added an MBTA Search tool to their rental property search roster. This tool, which can be added to any Sequoia site that already uses our Neighborhood Pages feature, allows users to search for rentals near any major MBTA line with one click. This tool can be readily deployed for any site that already utilizes Neighborhood Pages, adding to the already significant boost in search engine rankings the Neighborhood Pages component provides.

MAR Webinar Questions Answered- Online Marketing and Lead Generation for Real Estate

A couple of weeks ago, I did a webinar of the Massachusetts Association of Realtors. At the end of the talk, there were several questions from the remote attendees. I figured I'd type up some answers.

What is the Best Free Web Stat Tracker?

Google Analytics is the standard. We use it for our clients and thoroughly.

How to move an existing wordpress blog but wants to new domain name?

Wordpress has some pretty simple export/import tools that make it easier to grab your content from one blog, shut down that old blog, and import the posts into the new wordpress deploy. It very important that you take down the old blog. So, if you had a blog at realestate.wordpress.com and you moved it to yoursite.com/wordpress, make sure that they old site at wordpress.com is completely gone. Otherwise, the search engines will think that you're posting duplicate content and this will hurt your ranking potential

How can I get people to become fans of my Facebook Business Page?

Start with the people you know. Send them a suggestion to become a fan of your business on Facebook. Next, make sure you have a link on every page of you website to become your fan on Facebook. Also, don't overlook your email signature. Put a link at the bottom of your emails for recipients to click in order to become your fan. Also, include the link in your newsletters or drip emails. As a rule of thumb, when someone is consuming content that you produced, you should present them with an opportunity to follow, friend, become your fan, etc.

With so much information out there, do you find people get turned away when you ask them to register?

This is an age old question. I'll probably write a longer blog post on this soon. Basically, it works like this. If you want the maximum number of leads, then you need to ask them to register before giving them access to the data. If you want to only speak with people who have clicked on a contact form and indicated interest or picked up the phone, then you can leave the doors wide open. We argue that having more leads gives you a greater opportunity to market over time and convert. So, we generally suggest to require sign-ups to view search results.

LogicClassroom Session 2 – Learning How to Blog Effectively For Your Company

Once again we had a number of attendees both on the phone and in our office for our second session of LogicClassroom. Effective Real Estate Website Strategy

To be effective, your website should be easy to find, capture users upon arrival, and give them many reasons to keep coming back. Thus, your site becomes the foundation of the user's buying or selling experience.

This, in 2 sentences, sums up the crux of how your real estate website strategy should be designed. So, ask yourself the following questions:

  1. Can clients that don't already know who we are find our website?
  2. When a user finds our website, will they become engaged and find the information they are looking for?
  3. Is my website as good as, or better than, competing websites?

If the answer to any of these questions is no, then you have some work to do. Let's break these down:

1 - If your website can't be found - we call this the billboard in the middle of the woods problem - then it's a pretty big waste of money. Why spend a dime if it's not going to get you anything? Your website is a marketing medium. People have to see your site to ever be converted into a lead. If they can't find and see it, then there's zero possibility that they'll turn into a lead.

2 - When the user arrives, do they find an engaging site? Are they drawn in? Is the site easy to navigate and find what they're looking for? If not, time for a redesign. Now, if you have a highly trafficked website and people are visiting a number of pages, on average, but you're still not getting leads, then you need to implement some more lead acquisition tools on the site. I'll blog about those another time.

3 - Finally, does the user come back? If your leads aren't coming back again and again, then they're going to someone else's site. That's not what you want. You need to give them a reason to come back. They need to find great tools, a friendly and customized interface, and then you need to communicate with them. Email them! Daily property updates, newsletters, follow ups. They all increase your returning visitor traffic.

Working to gether to gain economies of scale

Well, it's conference season. I've spoken with hundreds of realtors who might want to invest in a new website or they might want to invest in some online marketing.

The fact is that most individual realtors don't have the budget to do this well. Lots of the real estate agents that we speak with are spending less than $100/month online. On their own, they're highly UNLIKELY to see any result from that C-note, but let's think about what could be done by working together.

I've also observed that these agents would be happy to spend even twice this much if they thought they would see results. Most would not be willing to jump in and spend $500/month.

Instead of every agent spending $75 or $100 per month on a website that sees almost no visitors, what would happen if everyone in the office invested together. Let's assume that your average office invested $200/agent/month. So, 10 agents pool their $2000 and make an investment. Let's see what they would get, assuming that you sign up to do all of this with Boston Logic vs. every agent signing up with a cheap template provider:

It's obvious that the economies of scare are huge!

I've been bringing this up in meetings lately. I'll report back soon and let you all now whether or not anyone actually gets behind this logic.
