 Don’t call it a comeback!

Well, you could call it that. With a growing economy, electric cars, and  (hopefully) a Patriots win on February 1st, 2015 brings a lot of exciting changes.  One change that piqued our interest here at Boston Logic pertains to the  housing market shift from a seller’s market to a buyer’s market. Buyers this  year are finally projected to be favored over the sellers for a few reasons:


  1. Loosened lending guidelines: lending institutions are offering 3% mortgage down payments, which will make buying a first home much easier for younger people.
  2. Increase in Supply: homebuilders are making more homes this year – especially in the lower price range between $100,000 and $200,000.
  3. Decrease in price: the increase in supply gives buyers more leverage on price.
  4. Mortgage rates are expected to decline: they’re still a little high now but will be decreasing soon.

What this means for you (the real estate broker)

It means that your website and online marketing strategy holds even more importance this year than ever before. Most people who will benefit from these changes in the housing market are Millennials buying their first home. And when more than 93% of Millennials (80 million strong) use the Internet, you better believe there will be an uptick in online home buying searches.

With this influx of online home searches by Millennials and other homebuyers, real estate brokerages must provide the best overall real estate buying experience to their potential clients. This process starts with having an attractive and easy-to-use website (especially search functionality) in order to become the go-to real estate site in your area. Every part of your site should be designed to rank at the top of search engine results about real estate in your area. Your site must also be optimized to capture as many leads as possible; you can do this by strategically placing calls-to-action on your site. Once a lead has signed up, you don’t want to let them fall through the cracks; most Millennials and many other people expect immediate responses to their inquiries. This means adding them to automated email marketing campaigns and distributing them to the agent that will best serve their needs as quickly as possible. Finally, successful brokerages and agents use online marketing to keep in contact with their past clients and foster long-term relationships that get them repeat and referral business. Sending localized market reports to past clients is an effective way to stay top of mind with them when they decide to move or refer their friends.
